MARINETTE — The business corridor along Roosevelt Road in Marinette is going to be undergoing some major changes in 2018.

The Marinette Plan Commission on Wednesday approved site plans for area businesses along Roosevelt Road, including an expansion at the existing Aldi, 2871 Roosevelt Road, and the addition of a two-tenant out lot building on the west side of the Pine Tree Mall, one tenancy of which is likely to be a Starbucks coffee shop.

Aldi Inc. is currently in the midst of a plan to expand its existing stores in Wisconsin to offer a wider variety of produce and new grocery goods, and the Marinette Aldi plans to follow suit and expand its building. Mark Siedl, of Pinnacle Engineering Group explained that the renovation would add about 2,900 square feet to the east side of the existing building, with a new tower-style entrance included.,

The Plan Commission unanimously approved the plans for the Aldi expansion. Construction is set to begin at the end of June and finish sometime in October.

Adam Stein of Logic Design and Architecture Inc. and Jim Borysenko with REI Engineering Inc. presented the plans for the two-tenant out lot building in front of the Pine Street Mall. They explained that the building would house two businesses, one of which is confirmed to be Starbucks. Two similar buildings are planned for two other out lots in front of the mall, with plans for the buildings forthcoming.

The Plan Commission unanimously approved the plans for the out lot structure, contingent upon a final plan regarding the storm water flow around the building. Construction on the out lot building is set to begin mid-April and finish in July.

The Plan Commission also heard from two projects which received approval for variance requests in Monday’s Zoning Ordinance Board of Appeals meeting: The plan from Menards, 2080 Old Peshtigo Road, to build a new accessory building and expand its outdoor storage yard, and the plan from Wisconsin Public Service (WPS) to build a new odorization building at the company’s gate station located at 2303 Roosevelt Road. The gate station provides natural gas for the City of Marinette, portions of the Town of Peshtigo and the City of Menominee if necessary, and the new odorization building would replace the site’s existing, obsolete odorizer in the regulator building, eliminate monthly odorant transfers at the site and allow room to add a regulation feed to support the gas distribution system.

Both site plans, from Menards and WPS, were approved unanimously.

In other business, the Plan Commission unanimously approved:

¦ A site plan from Signs and Designs DBA Boyle Design Group LLC for an illuminated existing monument sign change and an illuminated wall sign at the Pine Tree Mall, 2400 Roosevelt Road, for Jo Ann Fabric.

¦ A site plan from Mountain Engineering Inc. for removal of existing parking lot space and installation of a new, bituminous parking lot at Ultimate Sports Attire, 1700 Pierce Ave.

¦ Recommendation to the City Council to enact Marinette Municipal Code 1.0307, entitled “City of Marinette Comprehensive Plan,” which would reflect adoption of the comprehensive plan and its amendments into the Marinette Municipal Code of Ordinances.
